DealCheck: a walkthrough of the rental analysis app

Analyzing a rental by hand means a spreadsheet, a calculator and a lot of retyping. DealCheck is an app (iOS, Android and web) that does the arithmetic for you: cash flow, cap rate, return on investment and more.
Start free on DealCheck
Every account starts on a free plan. No credit card required.
What it does
- Pulls in property data from public records and listings, or lets you enter it with a step-by-step wizard.
- Calculates the numbers that matter: cash flow, cap rate, ROI, acquisition costs and long-term projections.
- Shows comps. Browse sales and rental comparables to estimate a property's after-repair value and rent.
- Offer calculator. Work backwards from your criteria to a maximum offer.
- Branded reports you can export as a PDF or share online.
Strategies it covers
Buy-and-hold rentals, short-term rentals, BRRRR (buy, rehab, rent, refinance, repeat), fix-and-flip, multi-family and commercial buildings, and wholesale deals.
The free plan, and when to upgrade
The free Starter plan lets you save up to 15 properties and includes the core calculators. Paid plans mainly raise the limits:
| Starter | Plus | Pro | |
|---|---|---|---|
| Price | Free | $10 / month | $20 / month |
| Saved properties | 15 | 50 | Unlimited |
| Comps per property | 5 | 10 | Unlimited |
| Free trial | n/a | 14 days | 14 days |
Prices and limits were taken from the DealCheck pricing page and may change. Check their pricing page for current details.
If you are only checking a handful of deals, the free plan may be all you need. If you analyze many properties, you will hit the 15-property limit and the paid tiers start to make sense.
Who it suits
- Newer investors who want a guided way to run the numbers.
- Anyone who compares many listings and is tired of rebuilding spreadsheets.
- Investors who need a clean report to share with a partner or lender.
Who may want something else
- If you analyze a deal once a year, a printable worksheet is enough. Try the free worksheet first.
- If you are focused on markets outside the United States, check the data coverage before relying on it.
- Any calculator is only as good as your inputs. Verify rent, taxes and repair costs yourself.
Still on the fence? Read this first
You found a listing you like, but you can't tell if the deal really works. Clear that doubt before you spend anything.
"What if I get charged by accident?"
Starter is free and needs no credit card. Paid plans add a 14-day trial you can cancel at no charge.
"What if the numbers are wrong?"
Treat imported data as a first draft. It comes from public records and listings, so check rent, taxes and repairs yourself. Every input can be edited.
"I'm not in the US. Will it still help?"
Check whether property lookup covers your area. If not, enter the numbers by hand and use the calculators as usual.
"I'm new. Will I be lost?"
A step-by-step wizard asks for one thing at a time. Try it on a property you already know, then compare it with our free worksheet.
A quick way to test it
- Create a free account.
- Enter one property you know well, or a current listing.
- Compare its cash flow and cap rate with your own worksheet.
- Only consider a paid plan if you hit the free limits.
